As the Maintenance Operative for the home, you are responsible for responding to a variety of requests for repairs and general maintenance of the building and grounds, fixings, fittings and equipment and provide a general courier service.

Maintenance

  • Carry out all general maintenance tasks and basic repairs including plumbing, joinery and building tasks both inside and outside the Home to ensure that the Home is maintained in a clean, safe and efficient functional order
  • Carry out decoration and refurbishment activities within the home
  • Maintain accurate and comprehensive maintenance requests
  • Keep a record of all work that has been carried out and report any defects to the home manager and/or appropriate contractor for repair
  • Provide an out of hours emergency service, participating in the on call rota.

Health and Safety

  • Responsible for specific Health and Safety duties with regards to safeguard systems including:
  • Conducting and recording routine water quality and weekly temperature checks & water management systems
  • Weekly checks on fire alarms & all fire preventative devices in the home
  • Monthly checks on emergency lighting systems
  • Monthly (weekly for fire escape routes) check on fire exits/fire fighting equipment.
  • Understand personal responsibilities in relation to the Health & Safety at Work Acts and fire safety
  • Understand evacuation procedures and demonstrate a working knowledge of COSHH assessments applicable in own work area
  • Practice safe systems of work across the range of tasks and in particular moving and handling of loads, by assessing risk and having due regard for personal safety and the safety of residents, visitors and staff
  • Be responsible for the correct issuing of Hot Works Permits (HWP’s)
  • To accompany visitors including contractors, Fire Officers, H&S Advisers, etc.
  • To maintain the Helpdesk log record book
  • To maintain the Water Management log book
  • To support the Home Manager with all property/estates compliance, including the FRA, WRA & PPM certificates records
  • To maintain work and storage areas in a neat, tidy, safe and secure manner

General Responsibilities

  • Act in a professional and courteous manner at all times towards residents and their visitors; respecting the dignity and individuality of each resident
  • Encourage and contribute to working as a team, responding positively to colleagues and acting on all reasonable work instructions promptly
  • Advise and liaise with the management team on the supply and quality of items used to carry out tasks, ensuring the timely and appropriate ordering of replacement goods
  • Take care of items of equipment used to carry out tasks, including general cleanliness and advising on any faults and the need for maintenance or replacement
  • Responsible for the safe and tidy storage of supplies and equipment in line with your area of work
  • Take responsibility to read, understand and adhere to the company policies and procedures, attending mandatory training sessions commensurate to the role
  • Provide a courier service, if necessary, for mail and supplies, as well as delivery of specimens and collection of prescriptions on behalf of service users
  • Management of contractors on the home site
  • To receive deliveries of goods and ensure that they are moved safely and promptly to the correct storage area
  • To undertake the Gardening job description where no gardener or contractor is employed
  • To support other homes in the region to cover for absent maintenance operatives
  • To procure, within the Home Manager’s approval, all goods, material and spares required for duties;
  • To carry out regular visual inspection of all plant, fixtures and fittings, reporting any concerns to the Home Manager for repair as necessary
  • To familiarise themselves with all heating & plumbing plant.
