BUILDING SPECIFICATION PROJECT MANAGER
As a building specification project manager, you lead, manage and complete the specification negotiations with a high level of professionalism, according to brand standards and local legislation. Draft tenant shell specification documents and be responsible for updating the master spec document with project learning's, updated legislation and changing unit requirements.
Your responsibilities.
 
Leading and Developing.
  • Identify and organize necessary resources for the projects.
  • Negotiate specs well in advance and maintain balance between long and short-term goals.
  • Prioritize and delegate effectively to deal with multiple projects/tasks simultaneously.
  • Proactively monitor business risks and act on them.
  • Manage and strengthen communication between internal and external stakeholders/departments.
  • Take decisions with the business interest in mind.
  • Share best practice with colleagues and global team, including a project review summary.
  • Develop yourself, reflect on training needs and seek out solutions/support to drive your development.
  • Act as a role model, inspire others to achieve the goals of construction, country and global
  • Act as an ambassador and role model for the department.
Project life cycle.
  • Liaise with consultants and authorities to receive all necessary permits.
  • Educate yourself about local regulations and requirements, such as permits and CDM regulations.
  • Work according to the LEAN methodology, execute DTM and CPM meetings and benchmark TAKT
  • Provide clear direction to On Site Responsible. Evaluate each project with On Site Responsible.
Profit and Loss
  • Follow the business results of the company, yearly and quarterly.
  • Take actions to minimize costs. Track selling KPI’s to focus on customer value.
  • Ensure invoices, contracts and memos are handled according to Approval Limits & Power of Attorneys.
  • Plan, prepare and execute internal audit and final invoice three months after the opening of the project.
Tendering & Contracting
  • Issue letter of mobilisation upon allocation of a contract
  • Issue minor works orders to consultants
  • Secure building contract is signed and released before start on site
  • Benchmark quotes against agreed unit rates to secure the best price
  • Qualify & procure partners according to guidelines, always keeping a competitive pool of contractors
  • Secure that contractors and partners are complying with governmental, H&S and H&M standards
  • Optimise unit prices/list of services to cover all brand needs and reduce need for preliminary sums
  • Manage contractors through tendering, LEAN planning and negotiation of costs
Skills required.
           Experience negotiating building specifications
           Construction project manager experience.
           Experience working with internal and external stakeholders.
